The Olivia

From the street, the house is a two-storey with a low hip roof and a lower roof line over the veranda and garage. A covered veranda sits at main-floor level on wide square columns, with a beadboard-style soffit overhead. Grey-green vinyl lap siding is broken up by a ledgestone wainscot that runs across the front and wraps the garage piers, and the front windows carry colonial grilles to match the full-lite front door. The triple attached garage opens onto a broom-finished concrete driveway with saw-cut control joints.

Inside, the main floor runs on light oak luxury vinyl plank, which carries through the bathrooms and the upstairs hall. The kitchen has white shaker uppers taken to the ceiling, a white square-tile backsplash, white quartz counters, and champagne brass knobs and pulls, all organized around a large island clad in light white-oak panels. A coffee and bar niche and a pantry sit off the kitchen. The living room is framed for a fireplace with built-in niches on either side.

The staircase is finished with white stringers and square newels and matte black square balusters, open to the front entry below. Trim is kept simple and consistent: white square-edge casings, tall white baseboards, white slab doors and matte black lever handles throughout. Upstairs, the primary bedroom has a raised tray ceiling and an ensuite with a double vanity, and the bedroom windows look out over open prairie.

The basement is left unfinished on purpose. It is insulated and vapour-sealed, with a bathroom roughed in and stairs to a side door, so whoever buys the home can develop it later without opening finished walls.
