Home Builder and Contractor in Spruce Grove

Spruce Grove is home base for Haylo Contracting. We build new homes and renovate existing ones across the city, and we plan every job around the City of Spruce Grove permit process from day one.

Building in Spruce Grove

What to know before you build in Spruce Grove

Spruce Grove sits about 11 kilometres west of Edmonton, and the City's 2023 census counted 38,985 residents. That growth means plenty of newer homes with unfinished basements and bare back yards, alongside older houses ready for new bathrooms, flooring and paint. Because Haylo is based here, Spruce Grove jobs are a short drive for our crew.

Every new home in Spruce Grove needs four permits before work starts: a lot grading permit, a water and sewer service connection permit, a development permit and a building permit. All of them are submitted through the City's CityView portal, and a contractor applying for permits must hold a current Spruce Grove business licence, renewed every year. Haylo handles that paperwork and books inspections as part of the build.

The City requires a building permit any time you make changes to your basement. If the plan is a legal secondary suite, you need a development permit as well, and the City's Secondary Suite Guideline sets out the details: a minimum ceiling height of 1.95 metres in living spaces, a direct exit outdoors, an escape window in every bedroom, interconnected smoke and carbon monoxide alarms, sound insulation between units and a heating and ventilation system separate from the main house. Garden, garage and mother in law suites are all treated as secondary suites.

Outdoor projects have their own rules. A deck permit is required when a deck is more than 2 feet high or does not meet the City's setbacks, and a permit is needed for any new garage and for sheds over 10 square metres. Fences need a development permit only on corner lots or when they go over the height limits, but the limits apply either way: 1 metre in front and street side yards, 2 metres in side and rear yards, and at least 1.5 metres from any fire hydrant.

Questions

Working with Haylo in Spruce Grove

Yes. The City of Spruce Grove requires a building permit any time you make changes to your basement. If the finished space will be a self contained suite with its own cooking, sleeping and bathroom facilities, it counts as a secondary suite and needs a development permit too. A licensed contractor can apply on your behalf through the CityView portal.

The City caps fences, hedges and rows of trees at 1 metre in front yards and street side yards, and 2 metres in side and rear yards. They must stay at least 1.5 metres from fire hydrants and off public property. Corner lots have a sight area near the intersection where fences cannot be built, which is why corner lots need a development permit.
