Building in Parkland County

What to know before you build in Parkland County

Parkland County is one of the largest and most populated rural municipalities in Alberta, with more than 30,000 residents spread across country residential subdivisions, farmland, lake lots and hamlets such as Entwistle, Wabamun, Duffield and Tomahawk. Building on an acreage raises different questions than a town lot: road approaches, drainage, setbacks from water and wetlands, and how big your shop is allowed to be.

Every County application goes through PLANit, Parkland County's online portal, where you apply for development and building permits, track their status, pay fees and book inspections. Building permits are required for new buildings, additions, renovations, decks, hot tubs and pools, relocations and demolition. The County is clear that starting without a permit is an offence under the Safety Codes Act and that permit fees are doubled if work begins first.

Shops and garages are where County rules matter most. Accessory buildings under 10 square metres (108 sq ft) do not need a development permit. Above that, the combined floor area of all accessory buildings on a residential parcel is capped by parcel size, from 180 square metres on parcels up to 0.99 acres to 650 square metres on parcels over 40 acres, and height is limited to 8.0 metres in residential districts. Residential parcels also need an authenticated topographical survey with the application unless one already exists.

Farm buildings are treated differently. On a parcel of two acres or more, a building used strictly to house livestock, store or repair farm equipment, or store produce or feed does not need a development permit and does not count toward the accessory building limit. The County adopted a new Land Use Bylaw, Bylaw 2025-12, in May 2025, so Haylo checks every project against the current rules before drawings are finalized.

Questions

Working with Haylo in Parkland County

It depends on parcel size. On residential parcels the County caps the combined floor area of all accessory buildings, for example 280 square metres (3,014 sq ft) on parcels up to 2.99 acres, 375 square metres up to 9.98 acres and 425 square metres up to 40 acres. Existing sheds and garages count toward that total, and height tops out at 8.0 metres in residential districts.

Possibly not a development permit. Parkland County says that if your parcel is two acres or larger and the building is used strictly for livestock, farm equipment, produce or feed, no development permit is required and it does not count toward accessory building limits. Confirm safety codes requirements with the County through PLANit or Planning and Development before you pour concrete.
