Tofield is a town of 2,045 people (2021 census) about 68 kilometres east of Edmonton, at the junction of Highways 14, 834 and 626. Beaver County describes it as a 40 minute drive from Edmonton along Highway 14, the same highway that runs west toward Sherwood Park. Tofield School teaches grades 5 to 12, and Beaverhill Lake sits just northeast of town, in an area the Town notes is internationally recognized for its wetlands and birds.

The main reason to look at a new build here is the Town's Residential Tax Incentive, Bylaw 1345, passed in March 2024. For new residential construction, the Town refunds 75 per cent of the municipal property tax on the new home in the first year, 50 per cent in the second and 25 per cent in the third. The three years start on January 1 after construction begins. Tax on the land itself and the school and seniors requisitions are not included.

To qualify, the home has to be the primary building on the lot, one per lot, with development and building permits issued after the bylaw took effect. The owner on title must have an agreement with a builder registered under the Alberta New Home Warranty Program, keep taxes paid on time, and apply by December 1 in each year of the rebate period.

The Town lists residential lots in Ketchamoot Plains on its lots for sale page. A new home starts with a development permit from the Town, which holds development bonds of $2,000 for municipal infrastructure and $1,500 for landscaping until the lot grading certificate is in.
