Building in Edmonton

What to know before you build in Edmonton

West Edmonton has grown through large planned areas. The Lewis Farms Area Structure Plan covers about 1,000 hectares in the city's west sector and includes neighbourhoods such as Rosenthal, Secord, Webber Greens and Suder Greens, with Stony Plain Road and 231 Street among its main roads. Farther south, the Riverview area covers land south of Anthony Henday Drive and west of the North Saskatchewan River, planned as four neighbourhoods. Many homes out here are recent builds with basements and back yards still waiting to be finished.

Edmonton's deck rules are specific. A building permit is not needed if the deck is 0.6 metres or less above the ground at every point, serves one home, has no roof or walls and does not carry heavy loads such as a gazebo or masonry. A development permit is not needed if the deck sits in the back or interior side yard, is not on the flanking side of a corner lot, is 1.2 metres or less above grade, is uncovered and is outside the river valley and ravine overlay. For 2026, a typical uncovered deck permit totals $269.80.

Basement suites are common in west Edmonton. The City requires permits for every secondary suite, allows one suite per principal dwelling or backyard house, and says suites are typically allowed in zones that permit single detached, semi-detached, backyard or row houses. You can check your zone on maps.edmonton.ca. The 2026 development permit fee for a suite is $415, plus a building permit priced by construction value and a Sanitary Sewer Trunk Charge.

Applications run through the City's Self-Serve portal. Homeowners can apply themselves or have a contractor apply for them, and the City notes that incomplete or non-compliant plans slow the review. Structural changes such as removing a load-bearing wall need engineer-stamped drawings. Haylo coordinates the drawings and permit applications as part of the job.

Questions

Working with Haylo in Edmonton

Maybe not. Edmonton skips the building permit when an uncovered deck is 0.6 metres or less above the ground at every point, serves one home and carries no heavy loads. You still need a development permit unless the deck is in the back or interior side yard, 1.2 metres or less high, away from a corner lot's flanking yard and outside the river valley overlay.

In most residential zones, yes. The City says secondary suites are typically allowed where single detached, semi-detached, backyard or row houses are allowed, with one suite per principal dwelling. Every suite needs permits, including a $415 development permit in 2026 and a building permit. The suite needs its own living room, kitchen, bedroom, bathroom and a separate entrance.
